Where to Buy on Kanakapura Road: A Micro-Market Map

"Kanakapura Road" on a property listing can mean three quite different things. Near the city it can mean a villa in a registered housing project a short way past the last metro station. Further out it usually means managed farmland: agricultural land divided into sub-plots and sold with a management arrangement. And in between it can mean a plot of land whose papers you will need to read closely. Each needs different paper, and each has different rules about who may buy. This map sets out the belts, the land type in each, the records to ask for, and where the transport links actually stand, using official sources where they exist and saying plainly where they do not. It is general information, not legal advice.
The short version: three belts on one road
Think of the road in three belts. At the city end, around Kaggalipura, the listings are villa and plot projects that should carry a registration number under the Real Estate (Regulation and Development) Act 2016 (RERA). Across the taluks further out, Kanakapura (including the area around Sathanur), Ramanagara, Magadi and Channapatna, the listings are almost all managed farmland on agricultural land. In between sit plots and parcels that may or may not have been converted from agricultural use.
For each belt, the paper to expect is different:
- City end: a Karnataka RERA registration number for the project.
- In between: a conversion order for non-agricultural use, plus the land record.
- Farmland belt: the land record (the record of rights, tenancy and crops, or RTC) on the Bhoomi portal, and the registered deeds.
Do not rely on a listing label for any of this. Ask for the RERA number or the conversion order yourself, and check it on the official portal. Our Kanakapura guide, Ramanagara guide and Bengaluru guide describe the places themselves, and our Coorg micro-market map takes the same approach for another Karnataka district.
What changed in 2025: Ramanagara is now Bengaluru South
The district most of this road runs through has a new name. The district's own website says Bangalore South district was renamed from the erstwhile Ramanagara district on 23 May 2025, and that Ramanagara remains the district headquarters (Bengaluru South district, read 3 November 2026). It lists the district's taluks as Ramanagara, Channapatna, Kanakapura, Harohalli and Magadi. The gazette number of the renaming notification we could not confirm from an official source as of 3 November 2026.
The rename changes the name on new records and offices. It does not change what kind of land a parcel is. If a listing or an older document says Ramanagara district, that is the same district; check the taluk and village instead. Our Karnataka guide covers the state more widely.
The city end: Silk Institute to Kaggalipura
The last operational transport link on this road is the metro. Namma Metro's Green Line was extended south from Yelachenahalli to Silk Institute, a 6 kilometre stretch, inaugurated on 14 January 2021 (Press Information Bureau, read 3 November 2026). The same release describes the extension as part of Phase 2 of the metro, which it puts at 74 kilometres of route with 62 stations across extensions and new lines; it does not describe any further extension along Kanakapura Road. The Bangalore Metro Rail Corporation Limited (BMRCL) annual report laid before the Karnataka Legislative Council says revenue operations on the extension began on 15 January 2021 (BMRCL annual report, read 3 November 2026). Any metro south of Silk Institute we could not confirm from an official source as of 3 November 2026.
Past Silk Institute, around Kaggalipura, the listings we show are villa projects. A project selling homes here should be registered with the Karnataka Real Estate Regulatory Authority, and its registration number should be on the agreement. As listed on avacasa.life, 3 November 2026, we had one villa listing at Kaggalipura, under construction, priced at Rs (Indian rupees) 90 lakh, and it shows a Karnataka RERA registration number. We do not name it here; the point is that a number on a listing is something to check, not something to take on trust. Check the number on the Karnataka RERA portal before paying any token, and read our guides to reading a project's status, buyer protection for under-construction homes and booking amounts and refunds.
The farmland belt: Kanakapura, Sathanur and the western pockets
Further out, in Kanakapura taluk and around Sathanur, the listings are managed farmland. As listed on avacasa.life, 3 November 2026, we had 11 listings in Kanakapura and 1 in Sathanur, all managed farmland. Ten of the Kanakapura listings were priced, from about Rs 34.1 lakh to about Rs 1.09 crore, and the Sathanur listing at about Rs 58.7 lakh. Most were marked under construction by the sellers.
Managed farmland is agricultural land. A sub-plot of it is not a residential plot, and none of the farmland listings in this belt shows a RERA registration number. Some listings carry labels that suggest otherwise; treat a label as a question to ask, not an answer. Ask the seller for the RTC for the survey number, the registered sale deeds, and the written terms of the management arrangement. Our guide to managed farmland contracts and land law by state sets out what those terms should cover.
To the west, in Ramanagara, Magadi and Channapatna taluks, the pattern is the same. As listed on avacasa.life, 3 November 2026, we had 3 listings in Ramanagara, priced from about Rs 30 lakh to about Rs 49.5 lakh; 2 in Magadi, from about Rs 27 lakh to about Rs 1.05 crore; and 1 in Channapatna at about Rs 35 lakh. All six were managed farmland. These are farmland listings, so the same paper applies: the RTC, the registered deeds and the management contract. Harohalli, now its own taluk, has no listings with us.
Before you visit, ask the manager three things in writing: who holds title to your sub-plot, what the management fee covers, and what happens if the arrangement ends. The farther a parcel is from the city end, the more the practical questions matter: how you reach it, who looks after it, and what the land record says about the survey number you are buying. Distances by road vary by route, so check them yourself on a map at the time you plan to travel.
Land types and what each needs
Agricultural land: the core record is the RTC on Karnataka's Bhoomi land records portal, run by the Revenue Department's Bhoomi Monitoring Cell (Bhoomi portal, read 3 November 2026). Registered deeds and encumbrance checks are on Kaveri Online Services, the registration department's portal (Kaveri, read 3 November 2026). Our guides to land records in Tamil Nadu and Andhra Pradesh land records show the same logic in neighbouring states.
Converted land: using agricultural land for another purpose needs permission under section 95 of the Karnataka Land Revenue Act 1964, applied for to the Deputy Commissioner (DC). The current text of section 95, including any simpler route inside a published Master Plan area, we could not confirm from an official source as of 3 November 2026, and whether Kanakapura or Harohalli fall inside such an area we also could not confirm. So ask for the conversion order itself, and check it with the DC's office. Our guide to land conversion in Jaipur shows how another state handles the same question.
RERA project: ask for the registration number and check it on the Karnataka RERA portal (Karnataka RERA, read 3 November 2026). Our guide to villa checks near Hyderabad covers similar questions on villa projects.
Who can buy farmland here
Two rules matter. For residents, sections 79A and 79B of the Karnataka Land Reforms Act 1961 used to restrict who could buy agricultural land; a 2020 amendment omitted them, according to the state's 2020 ordinance as published by PRS Legislative Research (read 3 November 2026). The final amending Act number on an official host we could not confirm as of 3 November 2026.
For non-resident Indians (NRIs) and Overseas Citizens of India (OCIs), the Reserve Bank of India (RBI) says that under the Foreign Exchange Management (Non-debt Instruments) Rules 2019 they may buy immovable property other than agricultural land, farmhouses and plantation property (RBI, read 3 November 2026). So farmland on this road is not open to an NRI buyer by purchase, though it may be inherited. Our guide to inheritance and succession for NRIs covers that route.
Roads: where each project stands
The Satellite Town Ring Road (STRR), numbered National Highway (NH) 948A, has a western package from Kunagal in Ramanagara taluk to Thattekere in Kanakapura taluk. The National Highways Authority of India (NHAI) published a tender for that package on 6 September 2024, and the same tender page now lists a corrigendum titled Cancellation of Tender (Government eProcurement System, read 3 November 2026). No award could be confirmed from an official source as of 3 November 2026. It is not under construction.
A Lok Sabha answer of 30 July 2026 gives wider context. It says the STRR is about 288 kilometres long, 243 in Karnataka and 45 in Tamil Nadu, taken up in six packages; the completed ones it lists are the Dobaspet to Doddaballapura bypass, the Doddaballapura to Hoskote section and a 7 kilometre portion shared with the Bengaluru-Chennai Expressway, none of them on this road. It adds that proposals for a six-lane STRR from Oblapura to Kunigal and from Kunigal to S. Mudugadapallu, which would take in the western arc, have been appraised by the Public Private Partnership Appraisal Committee (Lok Sabha, read 3 November 2026). Appraised is a step before award and construction. So on the ladder of announced, tendered, awarded, under construction and completed, the arc nearest Kanakapura has been tendered once, that tender has since been cancelled, and it has not been awarded, while the three items the answer marks completed sit at the top.
The widening of NH-948 between Bengaluru and Kanakapura, and the Peripheral Ring Road (PRR), also called the Bengaluru Business Corridor, we could not confirm from an official source as of 3 November 2026, so we give no dates or figures for either. Treat any road claim in a listing as the developer's statement.
Who this is not for
This is not for NRI buyers looking for farmland to buy; the rules above stop that. It is not legal advice and does not replace a local lawyer reading the RTC, the deeds and any conversion order for your survey number. It makes no claim about what land here will be worth or earn.
Where that leaves you
Before a site visit on Kanakapura Road, decide which belt you are in, then ask for the matching paper:
- The RTC for the survey number, checked on Bhoomi.
- The registered deeds and encumbrance details, checked on Kaveri.
- A RERA number for any project, checked on the Karnataka RERA portal.
- A conversion order from the DC for any land sold as non-agricultural.
- The khata from the local body, where the land has been converted.
Then budget for registration costs, which our guide to stamp duty and registration by state covers. A listing's label is a starting point; the official record is the answer.
