Why North Goa villa prices held through 2026

North Goa's villa market stayed firm through 2026, and the reason is simple: supply is tight, buyers are mostly end-users rather than flippers, and the RERA regime has slowed the flow of new sanctioned projects in the Assagao–Anjuna–Vagator belt. When stock is scarce and holders aren't forced sellers, prices hold.

What we're seeing on the ground

Across the wider North Goa cluster there are around 130 homes listed, with a median asking price near ₹3.6 crore and a ceiling around ₹17 crore. Most homes are quietly marketed 'price on request', so headline averages understate how thin the genuinely-available inventory is. Assagao in particular — the leafy village behind the coast — continues to command a premium for its design-led villas and calm lanes.

Where the value pockets are

We think the next value is in the quieter far-north stretch (Siolim, Morjim, Mandrem), where prices trail the marquee villages but infrastructure and demand are catching up. For end-users buying to hold and use, that gap is the opportunity.
