Who can buy in Ras Al Khaimah

Foreign nationals can buy freehold property in the UAE, but only within designated zones set by each emirate. In Dubai these include Palm Jumeirah, Dubai Marina, Downtown, and several other areas. In Abu Dhabi, Yas Island and Saadiyat Island are popular choices. Outside these zones, foreigners are limited to leasehold arrangements up to 99 years. You don't need UAE residency to buy, and a property valued at AED 2 million or more can qualify you for the Golden Visa program.

Stamp duty and registration in UAE

The Dubai Land Department (DLD) charges a 4 percent transfer fee on the sale price, split between buyer and seller by convention though often negotiated. Abu Dhabi has its own registration structure at around 2 percent. You'll also pay an administrative fee of roughly AED 4,000 to 5,000 for registration paperwork.

Capital gains on a sale

The UAE levies no capital gains tax on residential or commercial property. Whether you're selling a Dubai Marina apartment or an Abu Dhabi villa, you keep all the appreciation. This applies to both residents and non-residents. It's one of the most compelling reasons investors choose the UAE over other global markets.
